This lakefront home offers stunning views and quiet lakefront living. You'll love the wood planked walls, wood ceilings, and wood floors, along with the wide open lakefront vistas through the many large windows. A spacious deck off the sun room offers commanding views of the lake. At about 30 feet in elevation above the lake level, you will love spending leisure time here, both day and night! The large dock has both open and covered areas. The covered areas are great during the summer mid-day heat and during a passing rain shower. Plenty of space for fishing on this 80 foot wide x 45 foot deep dock area! BOAT INFO: One of the two covered boat slips is available for your boat with advance notice. PLEASE let us know so that we free up the slip & lift. There is even a lake level platform for easy access to your kayak or canoe! A Leon County maintained cement boat ramp with 2 floating docks is available nearby down the street. NOTE: When you don't use the available boat slip, please DO NOT tie up your boat to our dock. Tie up tightly ONLY to the round pilings, along with using your bumpers in order to protect your boat and our dock. Tying up securely is for the occasional waves during high winds, along with wakes from jet skis & boats that pass by. Our available boat slip is 8 1/2 feet wide with the lift at 8' 1" wide. The water depth is 2' deep. The boat lift board is 1' tall so therefore when the boat lift is lowered to the lake bottom you must not have a draft of more than 1'. You could also raise the lift to around 6' above the water in case you choose not to use the lift and want to keep your boat in the water within the covered slip. The available boat slip and lift are not designed for large boats. A 17' to 18' foot long or less boat is best. LASTLY, the electric lift has a lever for Up & Down. Stop the lever when the lift is at your desired height or depth. Leaving it unattended will burn up the $600.00 motor. Do not raise the lift higher than a few inches above the water line and STOP the lift when it hits the lake bottom which is a depth of 2 feet. Two bedrooms and one full bath are located on the main level. There is a downstairs, ground level, "walk out basement" bedroom with lots of extra sleeping space. This downstairs bedroom has it's own covered AND screened-in lanai. A nice place to hang out during the mid day sun or passing rain shower! This particular downstairs space offers privacy and separation for an extra couple or or adult kids. For the convenience of coming off the dock or lake along with the ground floor bedroom, there is a new outdoor covered and private bathroom that features a hot/cold shower, toilet and sink, each in it's own room. Even a sitting area! This is located at the entrance to the walkout basement bedroom. There is a covered walkway from the downstairs bedroom to the outdoor bathroom in case it rains. Wi-fi service is excellent and there is a Television with a variety of channels in the colorful and cozy living room. Outside there is a very large lot that is bordered on 3 sides by water. The dock is big enough for a group to enjoy, and the terrain to the dock is a very gentle slope. The entire property has a gentle to flat slope to the water, plenty of room for a touch football game or rousing rounds of tag. The fishing is abundant in the area close to the cottage and it is not unusual to see several fishing boats at one time near the shore. The property has a launch site, so you can trailer your boat in and launch right by the dock. there is plenty of room on the lot to store your trailer. Back up at the cottage there is a large back deck with great views of the lake and the sunset, with a barbecue and plenty of seating. The deck that is a perfect spot for enjoying your morning coffee or watching a pretty sunset. Nature is abundant and it is not unusual to see an Eagle or an Osprey swoop down to catch a fish, see Cardinals and a variety of birds while watching the Squirrels play and a Great Blue Heron glide over the water. Inside there are three well-appointed bedrooms. The Master Bedroom has a Queen size bed and a cute little bathroom, the view from the two windows is straight out to the lake. Our 1200 square foot 3-bedroom, 2 bath home located steps from the water on Lake Talquin can be yours to enjoy with friends and family. The large master bedroom has an amazing view of the lake right from the king size bed. The second bedroom has a queen-sized bed and the third bedroom has a twin-size trundle bed. The master bathroom has a full bathtub shower while the second bathroom is a stand-up shower. The kitchen is very accommodating with new appliances, all utensils and cookware. The living room is an open concept and comfortable with reclining couches. You can also enjoy time in the large screened in porch watching the water away from the bugs! There is a BBQ provided but it requires 1 lb propane tanks the guest must provide. The yard is gradually sloped to the lake and dock which makes it very easy to get back and forth from the dock to the house. There are NO steps or steep hills. The completely fenced in yard allows the kids and pets to play worry free. You can lock the gate to prevent access to the dock if you desire. There is also a great fire pit with excellent views of the lake to enjoy the sunsets and roasting smores with family and friends. Guests are responsible for their own wood for fire pit. There is an amazing covered dock to enjoy with a covered boat slip and lift for your boat, or just catch fish right from the dock!! Luther Hall boat landing is only about a mile drive from the house and about half a mile by boat. We have a smart tv that guest can use their own streaming services. We do not have cable or satellite subscriptions. Their are no channels at all. We do have a DVD player as well that is available to use. FSU campus is a short 20 mile drive from the house. There is plenty of room to park at the home. There are two spaces under a covered car port and two spaces directly in front of the front door. Publix Grocery - will deliver your Publix order within 2 hours of placing your order online. It's pretty amazing actually because it is such a time saver, offers great deals and the personal shoppers are super helpful. They communicate via text messages as they are shopping for your order. So convenient. Fresh Market, Trader Joe's, Whole Foods and Super Target and Walmart are the Northside Grocery stores. Publix is closest. Fresh Market, Trader Joes, and Whole Foods are fantastic grocery stores so it's really up to you. Starbucks is just up the road. DAO is a new Japanese eatery at Bannerman Crossing/the menu is diverse and the food is fantastic. Fast food: Chinese Nihou delivers, Dunkin Donuts, Zaxby's, Wendy's, Firehouse Subs, Pizza Delivery, Subway are all very close by and there is another Great Sushi place located next to Hurricane's. Restaurants: The best steaks in the city are downtown at Shula's, Cypress and The Edison or Very nearby is the new Blue Halo - We highly recommend you make a reservation ASAP if you guys are planning to go out to eat on football weekends. It is crazy busy and the best restaurants get booked up early. Catering Services: arrangements can be made if this is of interest. Seafood: Southern Seafood - will prepare the shrimp, cook it (Old Bay Seasoning), peel it, etc. Also, if you want to serve oysters, they will send staff out to actually shuck the oysters for you. THE HOUSE____is clean and charming, but rustic with vintage tile and original windows. We fell in love with it and wanted to share it with others when our family outgrew the space. The custom-built kitchen is stocked with the basics - just add food. Please note that our insurance does not permit us to have pets/animals on the premises. We maintain an ADT security system, and each guest is given a temporary code for their stay. Whether to use it is entirely up to the guest - we have never had cause for concern, but we use this between guests for peace of mind. For the same reason, we also have the Ring video doorbell system set up at our front and back doors. We turn off all notifications once we are notified that guests have arrived, and we turn them back on around check-out. We love children! We can provide a pack-and-play, a high chair, and a few toys. If you would like to use the air mattress, we will set this up for you!
